Gutters for Irvine’s villages, old and new
Irvine was drawn before it was built. William Pereira and the Irvine Company planned a city of 50,000 around the new UC Irvine campus, and the first villages, Turtle Rock, University Park, Westpark, El Camino Real and Walnut, had their first homes finished by 1970. Residents voted to incorporate on December 28, 1971, when the census had just counted 7,381 people. By 2020 the count was 307,670. Census estimates date about 31 percent of today’s homes to the 1970s and 1980s, while 53 percent were built in 2000 or later, many on the old El Toro base that became the Great Park. So one crew might reseal a 50-year-old run in Northwood in the morning and fix a builder’s short downspout in Portola Springs that afternoon.
Rain is light but arrives in bunches. NOAA’s Irvine Ranch station has a 1991 to 2020 normal of 13.06 inches a year, and 8.48 inches of that falls from December through February, often in a few storms that drop an inch or more in a day. The rest of the year the gutters collect what the wind brings: eucalyptus leaves and bark from the windrows first planted to shield crops from Santa Ana winds, jacaranda and sycamore litter along village greenbelts, and fine dust off the hills. CAL FIRE’s 2025 map, adopted by the city that July, also put parts of Turtle Rock, Quail Hill, Orchard Hills and Portola Springs into fire hazard zones. Along those edges, BroGuard micro-mesh keeps dry leaves off the roof edge and still lets a winter storm drain.
Sara Baayoun owns The Brothers That Just Do Gutters Irvine, and our crew is local to the city, working Woodbridge, Northwood, Westpark, Turtle Rock and the Great Park every week. We form seamless aluminum, copper and bonderized steel on site in your association’s colors, clean by hand, repair leaks and sags, replace soft fascia and set up underground drainage where a narrow side yard or a courtyard has no good place for a downspout to empty. About 55 percent of Irvine homes are rented, so owners, landlords and HOA managers all get the same free written estimate. The same crew covers Lake Forest just to the east.

Usually, yes. Woodbridge requires an application and Architectural Committee approval before any new or changed gutters and gives the committee 30 days to decide, and Great Park Neighborhoods asks owners to allow up to 45 days. Older parts of Northwood are not fully managed by an association, so rules vary by street there. Our Irvine HOA gutter guide covers the published rules, and our estimate lists the specs your committee will ask to see.
Look at the wood first. Gutters on Irvine’s earliest village homes are close to 50 years old, and the trouble is often soft fascia behind a run that has leaked for years. If the boards are solid and only a few corners drip, resealing and rehanging can carry you a while longer. If the fascia is soft or every seam leaks, a new seamless system in your HOA’s color is the better spend. We show you photos and price both.
It may be. Under CAL FIRE’s 2025 map, in effect in Irvine since July 23, 2025, about 25 percent of the city is Very High and 10 percent High, including parts of Orchard Hills, Portola Springs, Quail Hill and Turtle Rock. Our fire zone gutter check reads the map for your exact address. In a zone, keep the roof edge clear and choose metal mesh over plastic or foam.
It is common on newer homes with narrow side yards, but it is not ideal. Water that lands at the foundation can pool against the slab or run toward the neighbor’s wall. Fixes include longer extensions, moving a downspout to a better corner, or a buried line to a yard drain where your HOA allows it. We check the grade and write each option up for you.
Get the basics done before December. NOAA’s Climate Prediction Center has an El Niño Advisory in effect, and a wet winter here usually means more of the storms that drop an inch or more in a day. Empty every gutter, flush each downspout, reseal any corner that dripped last year and confirm the outlets drain away from the house. If you need HOA approval for new gutters, apply now so the work is not stuck waiting in January.
