Quick answer

Gutter services in Quail Hill, CA: The Brothers That Just Do Gutters Irvine forms seamless aluminum, copper and bonderized steel gutters on site for Quail Hill homes, most of them built in the 2000s beside the Irvine Open Space Preserve. We hand clean leaves and grit, fix leaking corners and loose hangers on builder gutters, plan where every downspout empties and fit non-combustible BroGuard micro-mesh, which matters here because Irvine’s 2025 fire map put close to half of Quail Hill in a High zone, with Very High along the open space edge. About 13 inches of rain a year falls at the nearest NOAA station, two thirds of it from December through February. Call (949) 994-4410 or book online.

Gutters for Quail Hill’s newer homes by the open space

Quail Hill is the Irvine Company village south of Interstate 405 between Sand Canyon Avenue and State Route 133, with Shady Canyon and the Irvine Open Space Preserve to the south. Development began in 2000 on an 851-acre village site next to about 600 acres of protected open space, and builders including Standard Pacific, William Lyon, Shea, Pulte and D.R. Horton filled it with single-family homes, townhomes and apartments in traditional styles. In the census tract that covers the village, 86 percent of homes were built in 2000 or later and the median home dates to 2005. Every home belongs to a mandatory homeowners association, with the Quail Hill Community Association as the master.

The age and the open space shape the gutter work. Builder gutters on homes about 20 years old start to leak at the corners and end caps, and the slopes and knolls nearby carry leaves and grit onto the roof edge. The NOAA station at Irvine Ranch, the nearest with 1991 to 2020 normals, averages 13.06 inches a year, and 8.48 inches of it comes from December through February, so the gutters get tested in a handful of storms. The bigger change is fire: when Irvine adopted CAL FIRE’s 2025 map, effective July 23, 2025, Quail Hill picked up High and Moderate zones, with Very High along the open space edge. On those streets, BroGuard micro-mesh in stainless steel keeps dry leaves out of the trough, and it will not burn the way plastic or foam guards can.

Sara Baayoun owns The Brothers That Just Do Gutters Irvine, and our crew works every part of Quail Hill, from the streets around Quail Hill Community Park to the homes off Shady Canyon Drive near Alderwood Elementary. We form seamless aluminum, copper and bonderized steel on site, clean by hand, replace soft fascia, rehang tired runs and plan underground drainage where a tight side yard or a slope needs roof water carried to the street. We schedule new installs after your association signs off, never ahead of it. The same crew covers the rest of Irvine, village by village.

Quail Hill Gutter Questions, Answered

Is my Quail Hill home in a fire hazard zone now?

Possibly, even if it was not before. Irvine adopted CAL FIRE’s 2025 Fire Hazard Severity Zone map without changes, in effect July 23, 2025, and the city named Quail Hill among the villages with new zones. By our measurement, about 48 percent of the village’s association land is mapped High, 11 percent Moderate and a small strip along the open space Very High. In locally adopted Very High zones, state law requires owners to keep the roof free of leaves and needles. Check your address on our Fire Zone Check page; we clean and fit non-combustible mesh either way.

Our gutters came with the house. Repair or replace?

It depends on what we find. Most Quail Hill homes went up in the 2000s, and builder gutters that age often have sound troughs with tired corners, end caps and hangers. We test each section, tell you which runs can be resealed and rehung, and price a full seamless replacement only where it makes sense. You get both options in writing.

Where should downspouts drain on a Quail Hill lot?

Somewhere that can take it: the curb, a yard drain or a buried line. Many lots here have tight side yards, so a downspout that dumps at the corner can soak a narrow walkway or the neighbor’s side of the fence. We trace each outlet with you and write up the fix, including underground drainage where an extension will not work.

Does our Quail Hill association need to approve new gutters?

Plan on it. Every Quail Hill home belongs to a mandatory homeowners association, with the Quail Hill Community Association as the master and neighborhood associations under it, and Irvine associations commonly treat new gutters as an exterior change. Get the current standards and color palette from your association or its management company. Our estimates list gutter size, profile, color and downspout locations, which is what a committee usually wants to see.

When should Quail Hill homes book a gutter cleaning?

Early fall is best. Leaves pile up through the dry months, Santa Ana wind events can arrive in fall before much rain has fallen, and a full trough on a fire-zone roof is the worst combination. A September or October visit clears the roof edge, flushes every downspout and catches loose hangers before the first winter storm. Homes under heavy tree cover often need a spring visit too.
