Gutters for Northwood’s windrow streets

Northwood is the one Irvine village the Irvine Company did not develop. The land started as part of the Irvine Ranch, passed in parcels to ranch foremen and other employees, and ended up as some 23 separate holdings that a single developer pulled together under the Northwood name. Building began in the early 1970s and peaked fast: more than 60 percent of the homes went up from 1977 to 1979, when 66 models in 18 tracts were on sale at once. The Irvine Company added Northwood Pointe as a companion neighborhood in the late 1990s.

The trees are the story here. Rows of eucalyptus planted to shield crops from Santa Ana winds still line the main roads and enclose whole neighborhoods, closer together than anywhere else in Irvine, and they shed leaves, bark and seed pods all year. Lots run a little larger than in other villages, so many homes have long gutter runs with more of them under canopy. The Irvine Ranch station, about 2.5 miles east and the nearest with 1991 to 2020 normals, averages 13.06 inches a year, with about 21 days of a tenth of an inch or more.
