Aliso Viejo, Spanish for old alder tree, was carved from what remained of the Moulton Ranch. The Mission Viejo Company bought the remaining 6,600 acres in 1976 and planned 20,000 homes, the first went on sale in March 1982, and 2,600 acres were handed to the county for Aliso and Wood Canyons Wilderness Park. Most of the building happened fast: census estimates put 51 percent of today’s homes in the 1990s and another 19 percent in the 1980s, with a median build year of 1995. Voters approved cityhood with 93.3 percent, and on July 1, 2001, Aliso Viejo became the only Orange County city incorporated since 2000. Its homes are now reaching the age when original gutters start to give out.
The city sits on the east slope of the San Joaquin Hills, between Aliso Creek and Wood Canyon. Many are getting close. Half the homes in town date to the 1990s, and gutters that age tend to leak at the corners and end caps as the sealant dries out, while hangers loosen and the run loses its slope. If the trough and fascia are sound, resealing and rehanging can buy several years. If it leaks at every joint or the wood behind it is soft, a new seamless system is the better spend. Check your association’s documents, because it varies. In many Aliso Viejo townhome and condo communities the association maintains roofs and gutters, while in others each owner is responsible.
