Quick answer
Gutter services in Las Flores, CA: The Brothers That Just Do Gutters Irvine forms seamless aluminum, copper and bonderized steel gutters on site for Las Flores homes, an unincorporated community where nearly 8 in 10 houses were built in the 1990s and about three quarters of the land is mapped Very High fire hazard. We hand clean leaves and brush litter, rehang 30-year-old runs, repair fascia, route downspouts away from slopes and fit non-combustible BroGuard micro-mesh, so the roughly 15 inches of rain a year measured nearby drains cleanly. Gutters for the foothill streets of Las Flores
Las Flores took shape in the 1990s, while Rancho Santa Margarita was still unincorporated, and it was never annexed when the city incorporated in 2000. It remains an unincorporated census-designated place of 2.6 square miles near Oso Parkway and Antonio Parkway, served by the Orange County Sheriff and the Orange County Fire Authority and sharing the 92688 ZIP with Rancho Santa Margarita. The name comes from the Rancho Santa Margarita y Las Flores land grant. Census estimates date 79 percent of its homes to the 1990s, with a median year built of 1995.
That puts many Las Flores homes at the age when original hangers, seams and fascia start to give out. The bigger factor is location: by our measurement of CAL FIRE’s maps, about 74 percent of Las Flores is in a Very High Fire Hazard Severity Zone, most of it State Responsibility Area land, where state law requires owners to keep the roof free of leaves and needles. The NOAA station at Mission Viejo 1.3 SSE, about a mile and a half west, averages 15.25 inches a year. Here, BroGuard micro-mesh made of stainless steel holds dry litter at the surface, with no plastic in it to catch an ember.
Sara Baayoun owns The Brothers That Just Do Gutters Irvine, and our crew works every street in Las Flores, from the homes near Tesoro High School and the Las Flores schools to the neighborhoods along Antonio Parkway. On each visit we can form seamless aluminum, copper or bonderized steel at the curb, hand clean, replace worn hangers, rebuild soft fascia and plan underground drainage where a lot slopes toward a neighbor or open space. Seven in ten homes here are lived in by their owners, and landlords can book the same free written estimate. The same crew covers neighboring Rancho Santa Margarita, right next door.

Yes, most of it. By our measurement of CAL FIRE’s maps, about 74 percent of the Las Flores census-designated place is mapped Very High Fire Hazard Severity Zone, most of it State Responsibility Area land on the map in effect since April 1, 2024, and about 23 percent is mapped High. In SRA zones, state law requires owners to keep the roof free of leaves, needles and other plant material. Check your address on our Fire Zone Check page for the exact zone.
Keep them clean and keep them metal. California’s wildfire building code calls for noncombustible gutters with an approved way to keep debris out, and CAL FIRE recommends noncombustible gutter covers. We hand clean the roof edge and every run, swap out any plastic or foam guards for stainless BroGuard micro-mesh and check that downspouts are clear, since a clogged outlet holds dry litter too.
Not always. Thirty-year-old aluminum can have plenty of life left; what usually fails first are the fasteners and the sealant at the corners. We test each section, reseal or rehang the runs worth keeping and price new seamless gutter only where the old one cannot be saved. Soft fascia gets replaced first so new hangers have something solid to grip.
To an outlet built for it, like the street, a yard drain or a buried line, not onto a slope or into a neighbor’s yard. Concentrated roof water can soak a bank and move soil. We map each outlet on a site walk, then extend, relocate or bury the line so the water ends up at the curb or a drain, and you get the layout in writing.
Do the fire-season cleaning and the storm prep in one visit. NOAA’s Climate Prediction Center has an El Niño Advisory in effect and expects a strong to very strong event through early 2027, which often means more rain than usual in Southern California, though never guaranteed. Clear every run, flush the downspouts, fix loose hangers and make sure no outlet empties onto a slope before December.
